Quick Tips For Landlords

Insurance:
Constant delays at the Tenancy Tribunal has given reason for owners to now seriously consider specialist Landlord insurance, there are several options available for Landlords and are worth investigating. (We can provide you with quotes from various insurance companies) 

Contents Insurance:
This insurance is recommended as Body Corporate Insurance generally does not cover ‘non-fixed items” such as damage to furniture, carpet, bench tops and light fittings. However each policy varies and we advise to check your Body Corporate Insurance policy before engaging.

Maintenance:
The standard redecorating time-line for a rental property is on average every five to seven years - some times longer. It is advisable to budget for this and schedule work around possible future vacancies. On our routine inspection reports we provide cost approximations and recommended scheduling.

Tenant Damage:
If a tenant is negligent or careless we may seek your approval to terminate the tenancy. First we will enforce the tenant by law to comply and keep you informed along the way.   

Where a tenant is responsible for damages we will enforce remedy under our control, employing selected trades people. Failure to comply with our instruction we would then seek assistance from the Tenancy Tribunal and keep you informed.

Notice to Terminate Tenancies:
A fixed term tenancy can not be terminated by a landlord on the last day of that term. If reasonable notice has not been given that the tenancy is ending another 42 days must be given to terminate the tenancy. However, the tenant may leave on the last day of the fixed term, with no notice.

A periodic tenancy can be terminated by the Landlord at any time and without reason with 90 days written notice. If the property is sold unconditionally or the owner wants to occupy the property for themselves 42 days written notice is required. A tenant can terminate any time with 21 days written notice.

Rent Increases:
Rental Increase can only occur after 180 days. If the tenancy is fixed, then the rent can not be increased within that fixed period, unless specifically stated.

Residential Tenancies Act 1986:
All Residential Tenancies in New Zealand are governed by this act. If a tenancy breach occurs either party has the right to apply for a special hearing at the governing body, Tenancy Services New Zealand to protect their rights.

Furniture Inventories:
We recommend the owner provide the first written inventory for us to tick off, ideally the inventory is typed so we can merge it into our system .
