How long does it take to find a tenant?

It should take no longer than three weeks to generate strong interest, if the rental we advertise is set at our recommended level. Often a prospective tenant is required to give three weeks notice to exit their existing tenancy; however, our aim is always to reduce your downtime.

What precautions are taken before selecting a tenant?

We interview applicants in person. A detailed application form must be completed and any missing information is followed up immediately. We phone all referees and when we’re satisfied that the tenant is suitable, we contact you for approval. We then conduct credit/tenant reference checks and if required, confirm with you that their credit history is acceptable. Following this, we demand a 24-hour deadline for the tenant to pay 50% deposit of all move in costs, while continuing to market the property until the full deposit is received.

Do you present us with all offers made to rent our property?

We present all offers that are close to the asking price, or if we feel the term of the tenancy will be attractive to you.

Do you accept tenants with an adverse credit history?

Now and then people have defaults that were registered long ago but have since been paid in full. We advise the owner if there are defaults and generally they are left to our discretion.

How do you organise maintenance on our property?

When a complaint is received we always refer to the Property Management Authority information specific to the property. This gives us the maximum spending allowance and your preferred contractors (if any). We usually  contact you before sending out a work order. We enter a work order into our system and this records all details of work completed and the tenants’ details. This order is then emailed to the trades company. They continue to contact the tenants and work within the confinements of the work order and are instructed to contact us if they have to act outside the expense limitation.
