How long does it take to find a tenant?
When a property is priced at our recommended level, strong interest is typically generated within three weeks. While some tenants may need to give notice at their current property, our goal is always to minimise vacancy time.
What checks are completed before selecting a tenant?
All applicants are interviewed and required to complete a detailed application. References are checked, credit and tenancy databases are reviewed, and final approval is discussed with you before confirmation. A deposit deadline is enforced while marketing continues until full funds are received.
Are all rental offers presented?
We present all offers that are close to the asking price or that we believe offer favourable tenancy terms for you.
Do you accept tenants with adverse credit history?
Occasionally applicants may have historic, resolved defaults. Any such matters are disclosed to you, and acceptance is assessed carefully on a case-by-case basis.
How is maintenance handled?
All maintenance requests are assessed against your Property Management Authority. We usually consult you before issuing work orders and use approved contractors where possible. All work is tracked, recorded, and managed within agreed spending limits.
