Renting a property comes with important decisions and responsibilities. These resources are designed to help you understand the process, ask the right questions, and feel confident at every stage of your tenancy. Before committing to a property, it’s important to understand what you’re agreeing to. Consider asking your property manager:

  • Is the tenancy fixed-term or periodic?

  • Is the property furnished, and what whiteware is included?

  • How many occupants are permitted?

  • What parking is available?

  • Are pets or smoking allowed?

  • Who maintains lawns, gardens, or pools?

  • How secure is the property?

  • What is the neighbourhood like, and does the home get good natural light?

Asking the right questions early helps avoid surprises later.

How to Apply

To be considered for a rental, you must complete a tenancy application form, providing details about your employment and rental history. The easiest way is to apply online via the Tenant Application Form on our website.

Once submitted, your application will be assessed alongside others, and you’ll be advised of the outcome as soon as possible.

If accepted, you will need to:

  • Review and sign the tenancy agreement

  • Sign the bond lodgement form (we lodge this with Tenancy Services)

  • Complete a direct debit form if required

  • Attend a pre-tenancy meeting to understand your responsibilities

  • Pay the bond and advance rent

 

Before You Move In

  • Complete a detailed inspection and record any existing damage

  • Arrange contents insurance with tenant liability cover

  • Set up utilities and confirm rubbish collection days

  • Redirect your mail and update your address

 

After You Move In

  • Familiarise yourself with your rights and obligations

  • Confirm your bond has been lodged

  • Keep all tenancy records safe

  • Retain proof of rent and utility payments

  • Secure your keys and notify us of any agreement discrepancies
