Understanding insurance, tenant responsibilities, and legislative requirements is essential. The right coverage and clear processes help reduce risk, avoid disputes, and protect your property over the long term.

Landlord Insurance

We strongly recommend comprehensive landlord insurance. As REINZ members, we can assist with Real Landlord Insurance, which covers loss of rent, contents, and third-party liability — providing protection against common landlord risks.

Contents Insurance

Many landlords overlook contents insurance, but it can be critical. Items such as furniture, light fittings, drapes, and carpets may not be covered under standard policies or body corporate insurance. Always review cover carefully, especially for apartments.

Tenant Damage

We take tenant damage seriously. While only intentional damage is typically recoverable from tenants, we assess each case carefully. Where damage occurs, we liaise with the tenant, oversee repairs, and pursue resolution — escalating to the Tenancy Tribunal if required.

Accidental damage may not be recoverable, which is why landlord contents insurance is strongly advised, particularly for risks such as fire or flooding.

Rent Increases

Rent reviews are conducted regularly in line with legislation. A minimum 60-day notice is required, and rent increases can only occur after 180 days, unless otherwise permitted within a fixed-term agreement.

Legislation Awareness

All residential tenancies are governed by the Residential Tenancies Act 1986 and subsequent amendments. Understanding your obligations helps protect your rights should a dispute arise.

Furniture & Chattels Lists

We recommend providing a detailed inventory of furniture and chattels, including values where possible. This helps avoid disputes and supports fair bond claims at the end of a tenancy.

Selling During a Tenancy
